Under the Enhanced Defective Block Grant Scheme, homeowners are no longer required to fund detailed laboratory testing and analysis themselves. A comparatively simple Building Condition Assessment is all that is needed.
Our Chartered Civil Engineer will visit the property and undertake a detailed visual inspection. This will include measuring crack widths both externally and internally. If the damage threshold is met, the homeowner can then apply to statutory scheme. The damage threshold is defined under the statutory scheme as pattern like cracking (combined horizontal and vertical) in the wall of a dwelling house, mentioned in the second defect set out in the key to Figure 2 of IS 465 (see adjacent figure) on at least one elevation, externally or internally, in which a crack width equal to or greater than 1 millimeter is present.
We generally provide the completed Building Condition Assessment report within 1 week of the site inspection.
Costs associated with undertaking the Building Condition Assessment are reimbursable under the statutory scheme.
